Consider "pre-moving."  Take half or more of the furniture in your home and the out-of-season items in your closets and basement, and put them in storage before you put your home on the market.  Remove all religious symbols, political posters, artful nudes and indications of alternative lifestyles.  Vacuum away pet hair daily and hide the kitty litter box and clean it daily.  Contain the toys in a chest or armoire or put them in the children's bedrooms.

Curb Appeal:  The entry should be neat, clean and welcoming with a pot or two of flowers by the front door.

Walls, windows, floors:  Have the windows washed. Have the window treatments minimal. Remove wallpaper. Freshly paint in neutral colors. Shampoo the carpeting. Remove the carpeting if hardwood floors exist under it.

Living room, family room:  Position the furniture away from the walls and float it around a focal point (such as a fireplace). Remove half of the books and knickknacks from the bookshelves and rearrange things to leave spaces.

Dining room:  Set the table as though you were expecting guests.

Kitchen:  Remove almost everything from the countertops.  Take the magnets and notes off the refrigerator.  Remove things and straighten up the cabinets.

Bedrooms:  Make sure the bedding is fresh and up to date.  Consider buying some fluffy down duvets and pillows with shams in neutral colors.

Closets:  Clean them out so that only a limited number of coats and clothes remain.

 Garage:  Clean it out, remove grease stains from the floor and paint it.  Organize anything that is stored in it.

Consider bringing in a professional "Stager" to set the scene throughout your home.
