Read All About It

My new 2001-2002 Sheffield Neighborhood Real Estate Market Report is about to be published. It contains charts, dollar volumes, and statistics of real estate sales in the neighborhood*, as well as the street-by-Street analysis so you can see what sold on your block, when, and at what price.

The price spread is wider: fewer properties in the $100,000-$199,999 range sold in 2002—9, compared to 2001, when 13 sold, while 7 properties over $2,000,000 sold in 2002 compared to 4 selling in 2001. Total number of transactions of single-family homes, condominiums, and multi-unit properties remain fairly consistent, in the 240-250 range (the 2002 final number is being audited at the time this is being written); however the number of multi-unit sales has fallen significantly while the number of single-family sales has increased greatly. It will all be in the report, detail by detail.

Latest FYI’s

A developer recently purchased a property for $775,000 in the 2000 block of Fremont that was torn down, and a property in the 2100 block of Seminary was sold for $835,000 and has been torn down.

*Neighborhood boundaries are Armitage on the south, Fullerton on the North, Halsted on the east and the Chicago River on the west.
