2005 real estate transactions in Sheffield

BY PAULA ARNETT

The number of real estate transactions in the Sheffield neighborhood* in 2005 is almost an exact duplicate of the number in 2004 as you can see from the accompanying chart which tracks transactions since 1997. The Vacant Land category has been added and the chart has been adjusted to reflect the addition of these sales.

My 8th Annual 2004-2005 Sheffield Neighborhood Real Estate Market Report (last year, 2003-2004, was actually the 7th, not the 6th) is about to be published. It contains charts, dollar volumes, and statistics of real estate sales in the neighborhood, as well as the Street-by-Street analysis so you can see what sold on your block, when, and at what price. Many more details are contained in my new report. It also includes the new Vacant Land category. .

Latest FYI’s A property in the 2200 block of Racine that sold for $830,000 in October 2005 has been torn down, and a property in the 2100 block of Dayton that sold for $960,000 in June 2005 has new construction. A property in the 2100 block of Seminary with no recent record of a sale has been torn down and a foundation poured.

*Sheffield’s boundaries are Armitage on the South, Fullerton on the North, Halsted on the East and the Chicago River on the West.
