Single Family New Construction in Sheffield*

It may seem that many of the newly constructed single-family homes have been on the market for a long time. The accompanying chart condenses the results, including market times and percent of sales price to original list price. Some builders put their properties on the market before construction has begun; thus, long market times. And many properties are on and off the market before being sold. Many prices have been reduced while few are closing at full price. Nevertheless, they continue to sell.

Latest FYI’s

A property in the 900 block of Armitage that sold for $1,410,000 in March 2006 has been torn down. A property in the 2100 block of Clifton that sold for $1,075,000 in October 2006 has been torn down and is now a side yard. And, a property in the 2100 block of Kenmore that sold for $1,130,000 in August 2006 has been torn down for new construction.
