SNN Jan-Feb 2004 Sheffield* Real Estate Transactions Compiled BY PAULA ARNETT My new 2002-2003 Sheffield Neighborhood Real Estate Market Report is about to be published. It contains charts, dollar volumes, and statistics of real estate sales in the neighborhood*, as well as the Street-by-Street analysis so you can see what sold on your block, when, and at what price. The 243 transactions** during 2003 is almost equal to the 245 transactions** in 2002. The difference is in the number of single-family transactions with 36 in 2003 and 45 in 2002, a decrease of 20%. Condominium transactions have risen with 195 occurring in 2003 and 186 occurring in 2002 for an increase of 5%. Multi-units transactions are just about equal with 12 occurring in 2003 and 14 in 2002. The accompanying chart shows the breakdown for the last six years. The total number of transactions during the last four years has not varied significantly. 2000 was the year when almost any property sold very quickly, and at a record price. A property in the 2000 block of Dayton that was purchased for $830,000 in June 2002 has been torn down. A greystone property in the 2000 block of Bissell that was purchased for $735,000 in October 2002 has been torn down. A property in the 2000 block of Fremont that was purchased for $975,000 in September 2003 and a property in the 2200 block of Magnolia that listed for $750,000 and sold for $859,000 in October 2003 have been demolished.
